Hello, We’re Randel & Co

Founded in 2024, Randel & Co is a woman-owned boutique commercial real estate development and consulting firm specializing in the execution of complex development projects in the mixed-use space. We have also executed on multifamily, senior housing, hospitality, retail, and industrial projects. Led by a development industry veteran, we offer a suite of services to help our clients execute on all facets of the development life cycle from feasibility, acquisition, design, permitting and financing to construction administration.

Randel & Co is not only a trusted advisor and project leader in commercial real estate development, but we are also actively seeking fee development and co-general partner opportunities. As a fee developer or co-GP, we partner with other sponsors and investors to jointly lead the acquisition, development, and execution of real estate projects. This collaborative structure enables us to bring our expertise, capital, and networks to the table, while sharing responsibilities such as management, capital raising, and project oversight.

We are interested in aligning with partners who share our vision and values, and who are looking to leverage complementary skill sets for strong deal execution. By pursuing fee developer and co-GP opportunities, we aim to deliver superior outcomes for all stakeholders involved.

Notable Projects

7INK, Boston

In her time at National Development as a Vice President, Sam led the development of Boston’s first co-living project located at Ink Block in the South End neighborhood of Boston. This project is a 150,000 square-foot high rise containing 180 co-living units including studios and shared suites with extensive amenity space and a rooftop deck overlooking the Boston skyline.

220 Huntington Avenue, Boston

In her time at National Development as a Vice President, Sam led the entitlement and design of a proposed 350,000 square-foot mixed-use project containing approximately 325 residential units along with ground floor retail.

Waterstone at the Circle, Boston

In her time at National Development as a Vice President, Sam led the development of a 92-unit independent living residential community with ground floor retail located on the site of the former Circle Cinema.

Lakeville Residential Master Planned Development

As a development consultant for Rhino Capital Advisors, Sam was the project executive and led the successful permitting of a 50-acre master plan redevelopment of the former Lakeville State Hospital site, consisting of active adult cottages, an independent living building, a memory care/assisted living building, and a 200-unit mixed-income residential building.

Jaide on Mission, Boston

As a development consultant for Oxbow Urban Development and the ownership team, Sam is leading the development of a 48-unit home ownership project in the Mission Hill neighborhood of Boston. The project objective is to set a standard for climate friendly neighborhood infill development including having over 50% of the land area set aside as open space with the remainder to be redeveloped as affordable ownership for first time homebuyers earning at or below 100% of the Boston Median Income.

In her time at National Development as a Vice President, Sam co-led the development of the 1.2MM and 1.3MM square-foot warehouse buildings leased to Wayfair and Lowes, respectively, on the 300-acre former Rentschler Field airport site in East Hartford, CT.

As a development consultant for WinnDevelopment, Sam is managing the development of three mixed-income residential buildings, to be developed in three phases, consisting of 82 homeownership units, 99 age-restricted senior housing units, and up to 207 multifamily units, along with significant transportation infrastructure improvements including a signalized intersection and new Route One on and off-ramps.

In her time at National Development, Sam led the entitlement, design and development of a 54-unit memory care assisted living project in Mashpee, MA and a 64-unit memory care assisted living project in Andover, MA.

Meet The Founder

Sam Randel

FOUNDER

In 2024, Sam founded Randel & Co., a certified WBE development and consulting firm focused on the execution of mixed-use, multifamily, and urban development projects. The firm operates in a project executive capacity, partnering with institutional, private, and mission-driven developers to advance projects from concept through delivery.

In just two years, Randel & Co. has become a trusted partner to both institutional and entrepreneurial owners. Sam has built a client roster that includes some of the largest development firms in Greater Boston, while also taking on ownership roles in select projects. She brings an uncommon ability to operate seamlessly across both institutional and community-based development environments.

With more than a decade of experience, Sam specializes in navigating complex entitlement processes, coordinating layered capital structures, and managing multidisciplinary teams to deliver large-scale urban projects. Her work spans luxury high-rise development, mixed-income housing, and deeply affordable communities.

Prior to founding Randel & Co., Sam served as Vice President of Development at a leading institutional firm, where she led the acquisition, entitlement, financing, design, and construction of multiple high-profile projects across the region.

She is a 2026 honoree of the Boston Business Journal’s 40 Under 40.
